INTERMYDYA does not operate as a traditional real estate agency. We focus on selected opportunities where the asset requires a structured transaction approach.
This may include prime and luxury apartments in Madrid, private sales, off-market assets, under-optimized properties, family-owned assets, investment opportunities and transactions where a dedicated acquisition, transformation and exit strategy can create value.
Our work begins by understanding the asset beyond its surface price. We review the ownership position, documentation, acquisition rationale, legal constraints, technical condition, renovation potential, estimated investment, resale logic, investor suitability and exit feasibility.
Where appropriate, INTERMYDYA can support the creation of ad hoc project vehicles or SPVs designed around a specific transaction. These structures may be used to acquire an asset, finance its renovation, control the execution process, reposition the property and prepare it for resale or private placement.
For owners of luxury assets, INTERMYDYA can also support confidential access to qualified buyers, investors and private channels without exposing the property to mass-market promotion.
Controlled Review
In real estate and private asset transactions, INTERMYDYA may coordinate the review of title documentation, registry information, seller authority, acquisition price, tax considerations, legal constraints, technical status, renovation scope, CAPEX assumptions, commercial positioning, investor profile, SPV structure, transaction documentation and exit strategy.
The objective is to move beyond ordinary brokerage and create a controlled process where the asset, the investor, the structure and the exit route are aligned before execution.
Process
A typical process begins with asset intake and seller authority review. INTERMYDYA then supports preliminary documentation screening, valuation logic, legal and technical review, renovation or repositioning analysis, investor qualification, vehicle structuring where required, negotiation support and exit strategy coordination.
